Qanstruct successfully delivered Melbourne Airport’s first ever speculative development, a three tenant facility at 64-74 Sky Road West, which reached practical completion in August 2023.
The $20 million project spans a 4.4 hectare site and features removable inter tenant dividing walls, allowing for the flexible creation of three distinct units to meet diverse business needs.
As demand for both domestic and international freight continues to grow annually, APAM recognised an opportunity to develop a nearby location that offers tenants the quickest possible airport-to-warehouse connection, streamlining logistics and enhancing efficiency.
Global logistics company Mode Logistics has leased the 10,000 square-metre Unit 1, which contains a two-level office, outdoor undercover area, dock office, eight-bay MHE charging area, five on grade docking points and three recessed docks.
APAM’s Aviation business have leased the 5,000 square-metre Unit 2, which contains a single level office, outdoor undercover area, eight-bay MHE charging area, four on grade docking points and two recessed docks.
Fitness and lifestyle apparel brand Elite Eleven has leased the 5,000 square-metre Unit 3, which contains a single level office, outdoor undercover area, halfcourt basketball court, eight-bay MHE charging area, three on grade docking points and two recessed docks.
The three units are serviced by separate truck and car entry points controlled by video intercom, car parking for up to 169 vehicles and an eleven-metre cantilever awning at the rear of the development to protect docking areas from the elements.
