Precinct C & D Warehouses in Quarry West completed the Dexus Estate in Pemulwuy, New South Wales, and were constructed as a speculative project for developer, Dexus.
The $23 million project represents another addition to the company’s property management portfolio and makes use of the last remaining site within the estate, which is close to the M4 motorway and major transport arterials.
The prominent project is something of an advertisement for the estate, with its long façade facing the Prospect Highway. This required Qanstruct to articulate an appropriate architectural solution for this high-visibility position. The response is a sleek, modern façade which cleverly integrates some heritage aspects from the former quarry operations, including an impressive ‘jaw crusher’ monument.
The structure itself has been designed as one warehouse split into three separate facilities, with a total building area of nearly 34,000m2 on an overall site of 55,000m2. Each warehouse has a separate main office and dock office, and provide easy access for B-Doubles with features including recessed docks, secure 36m hardstand covered by 35m super awnings.
Inside, 8-tonne racking post-load floor slabs and high internal clearance with 14.6 m ridge heights maximise flexibility while ESFR sprinkler systems meet the most stringent fire protection requirements. Warehouse C also features additional facilities including extra lunchrooms and other staff amenities.
In developing this project, Dexus was keen to emphasise innovative and sustainable design. A significant challenge presented by stormwater management and treatment saw the incorporation of integrated bio-swales around the site, and each warehouse is serviced by its own 99klw solar array installation.
At the time of building, Dexus had one confirmed tenant, Beaumont Tiles, and during construction filled the other two tenancies with furniture brand Coco Republic and packaging brand, Orora. Qanstruct was selected to complete the design and construction of each of these tenants’ fit-out requirements including custom electrical fit-out and air conditioning.
Completed in March, 2019, Precinct C & D Warehouse now provides a modern and convenient facility for its current tenants, while retaining flexibility for the future.
