In a new project for long-term partners Goodman, Qanstruct recently completed an expansion of an existing facility and the construction of a new, speculative warehouse facility for the developer, on the Goodman Estate near Moorabbin Airport. The project was completed in August 2019.

Tenant of the original facility, Flavour Makers, provides end-to-end food development and manufacturing designed to meet individual customer and brand requirements. This most recent project expands the company’s state-of-the-art plant, which comprises a dry blending facility, liquid processing plant and a meals plant which is capable of processing both liquid and solid ingredients, all in a highly quality-controlled production environment.

The 16,000m2 extension comprises a single-storey main office, a warehouse office, and additional warehouse space with integrated racking and covered loading docks. It adds additional food-grade storage facilities to cater for the company’s growing product base, and will allow Flavour Makers to maximise efficiencies in the distribution of its products.

The $10 million project also included a speculative warehouse for Goodman, including a two-storey main office with adjacent warehouse, which was designed specifically to maximises the use of the land on the 3.315 ha site that, due to its proximity to the Moorabbin Airport, has building height limitations in some areas.

Both projects were designed with sustainability in mind, featuring solar hot water, a rainwater harvesting system, and LED lighting throughout both offices, each of which has their own separate systems.

Both facilities were strongly influenced by the proximity of Moorabbin Airport and its runways, as all structures had to fit within the Obstacle Limitations Surface, or height restriction, envelope. This impacted the placement of facilities and influenced their design, with stepped warehouse roof and deep parapet walls to the single-storey office allowing the best use of available space on the site. The same height restrictions created challenges during construction with coordination of the airport runway shutdowns to allow crane lifts onto site.
