Handover of the recently completed Speculative Warehouse development, Precinct C&D, at the Dexus estate located in Quarry Greystanes NSW, brings another Qanstruct design and construct project for Dexus to a close.
The 33,850m2 Speculative Warehouse comprises three tenancies all complete with recessed docks, 35m super awnings, individual office and dock office arrangements. Some of the features of the Speculative Warehouse include 14.6m ridge heights, 8-tonne racking post load floor slabs, 99kW solar arrays to each tenancy including rainwater harvesting for irrigation and reticulation to amenities. The development required significant stormwater management and treatment via integrated bio-swales around the site. Furthermore, Dexus were keen for Qanstruct to articulate the long façade to Prospect Highway to provide a well-considered architectural solution for this prominent and final parcel of developable land within the Dexus estate. This involved the integration of some heritage aspects including the installation of a `jaw crusher’ monument which was originally utilised in former quarry operations at the location.
During construction, Dexus negotiated a number of tenant leases including Beaumont Tiles, Coco Republic and Orora Packaging which all required integrated fit-out arrangements to facilitate their individual tenant needs. Qanstruct were selected to complete the design and construct of each tenant’s fit-out preferences and requirements.
With the completion of the Precinct C&D Speculative Warehouse project, this now completes the Quarry Greystanes development for Dexus. Qanstruct is proud to have played a significant role in the design and construction of a number of high-profile facilities within the estate.
