This multi-tenant project, which currently houses ASX-listed Australian company, Schneider Electric, was designed and built to achieve maximum operational efficiency complemented by outstanding environmental performance.

This energy smart, five-storey office and warehouse is the new home for Schneider Electric, allowing the ASX-listed company to consolidate its nine Melbourne-based operations under the one roof in one of the most sustainable commercial offices in the suburban commercial market.

Located in the Ferntree Business Park precinct, Building B was designed by developer Goodman to provide tenants with high class office and warehouse facilities that meet a commitment to sustainable principles. A multi-tenant development, it offers a total office area of 7,871 m2 , of which Scheider has taken nearly 5,500 m2 plus the associated 400 m2 warehouse space. The building also incorporates a commercial café and both external and undercover car parking.

The development is ‘Five Star GreenStar’ rated and also earned a four and a half star NABERS rating, specifications which impacted on materials choice and required Qanstruct to meet exacting criteria.

This outstanding result was achieved by using high-performance, double-glazing for the façade, coupled with chilled beam air conditioning to achieve outstanding climate control. Smart energy-focused lighting and power systems are used throughout and the building’s performance across all criteria is managed using a highly intelligent, fully-integrated building management, control and reporting system. The addition of a rainwater harvesting system also contributes, providing water for the mechanical systems and toilet flushing.

As well as providing an efficient and comfortable home for Schneider, this outstanding project is also a real showcase for the company, with many of its own lighting, electrical and air-conditioning components incorporated into the final building.
